Denver’s 300 days of sunshine and freeze/thaw weather inevitably reduce once-beautiful stamped concrete and hardscape flagstone, pavers, and slate surfaces installations into a patchwork of dirty, cracked, and stained surfaces. Resealing and renewing these surfaces every two years drastically decreases surface preparation costs and, over time, saves homeowners money.
COST
The top priority for every job involving stamped concrete and hardscape surfaces is to chemically or mechanically strip off whatever coating was there previously. The old sealant peels off if the stamped concrete or hardscape is old. Once all the previous layers are removed, the surface can be cleaned and profiled. We next patch small cracks and holes. The surface must be completely clean and dry before applying stains and sealants, which is why we do not start projects until late April. Sometimes old layers require sandblasting, which increases the project’s price four or five times compared to a surface that only needs pressure washing. To avoid sandblasting, homeowners should get their outdoor concrete and stone surfaces resealed every two years and save money in the long term.
APPEARANCE
Sealing the surfaces is the best way to minimize color changes from the sun’s UV rays. In a few months, any unsealed concrete or stone surface in Denver will show faded colors. Sealing also makes surfaces more stain and abrasion-proof. Sealing outdoor concrete and hardscape surfaces eases maintenance because homeowners can hose off any dirt and wipe up spills.
DURABILITY
Water, freezing, and wear and tear are the natural enemies of concrete and hardscape surfaces. An unsealed hard surface allows water to penetrate the pores of the concrete or stone material, and the freeze-thaw cycle starts to break the surface down. A good sealer stops water penetration before damage happens and protects the surface from scratches.
SAFETY
Many hardscape surfaces become slippery when wet. Reseal and Renew adds a slip-resistant additive when sealing outdoor pedestrian surfaces exposed to damp or slimy conditions. Traction additives are inexpensive, so we do not recommend skipping the additive to save money.
TIMING
Reseal and Renew does not do resealing and renew jobs until the end of April, but we are booking appointments now. We tend to get busy when it gets warm, so homeowners who want to reseal their hardscape this year should call us now to book an appointment.
